The whole house has thermostat controlled air conditioning.
Nine Olives is designed to be naturally cool. It is well insulated and most windows are not exposed to the sun except in the late afternoon.
Stari Grad is known for a cool breeze called the Maestral which blows most afternoons from the sea.
The French windows along the front of the house open to it. All the rooms have doors both to the front and into the loggia at the back (which is in the shade most of the day), so that the breeze passes through.
The bedroom windows have retractable insect nets so that they can be open overnight without disturbance from bugs.
All rooms, and the loggia, have ceiling fans.
The water is heated by solar panels on the roof.
